Tips to Prepare on Showing or Open House

There are two ways home buyers can view your property in person = either by appointment with their agent or through an open house. 
The first is called ‘Showing’ where a professionally scheduled appointment gives a potential buyer the opportunity to tour your home. Either your real estate agent will accompany buyers to your home, or another licensed sales professional who has likely been initially screened and approved by your agent. Buyers need to feel free to discuss your home with their agent so it’s in your best interests not to be present as the homeowner.

An ‘Open House’ is for any buyers to walk through and view your home, usually for a few hours on a scheduled day of the week. Many buyers come without their agents, mainly because they are earlier in the process, and may not have an agent yet. Your real estate agent will do the hosting, sign in visitors, and answer questions for buyers. Again, homeowners need not to be present. 

Tips for Home Seller:

Your home should be looking at its best when an agent shows it to potential buyers. Here are some tips to prepare on Showing or an Open House:

  • Turn on all the lights, including the outside entrance.
  • Turn off the TV.
  • Take your pets with you or ask a friend to watch the pets.
  • Put out fresh flowers, your best towels and a nice tablecloth, if suitable to your decor.
  • Do not use scented sprays and remember: There’s no substitute for clean.
  • Empty your kitchen trash, even if it is stored under the kitchen sink.
  • Keep the beds made in all bedrooms.
  • Open all draperies and curtains to let in as much natural light as possible.
  • Pick up stray items – newspapers, empty glasses, etc.
  • Keep floors swept, mopped and vacuumed.
  • Dust daily.

It’s best to leave when your real estate agent or another agent brings a buyer to your home. This allows the buyer to take their time and feel more comfortable asking questions. If you must remain, let the agents handle the questions unless you are asked directly.

Tips for First-time Home Buyers

Prepare your best questions. By now, you know that an open house isn’t just a casual gathering of interested buyers, sellers and real estate agents. It’s an opportunity to “kick the tires”, so to speak, and get any information you may not have gotten from the listing.

For that reason, it’s a good idea to have a few several questions prepared, as the open house might be the quickest way to get the answers. If the home is a hot commodity, other potential buyers might be looking to put in an offer soon. You want to get as much information as possible during the open house so that you can make an informed decision on whether or not you want to go forward with an offer of your own.

Here are some important questions to ask during an open house:

1. How many offers has the seller received?

2. Why are the sellers selling?

3. How long has the property been on the market? Why?

4. When was the house built? Any updates?

5. How much are monthly utilities?

6. How motivated is the seller to sell the property?

7. What are the neighbors like?

8. How are the local schools?

9. What’s the noise level in the neighborhood?

The answers to these questions probably wouldn’t be included with the listing or can’t easily be deduced simply by visiting the property. However, each question will give you insight that could prove invaluable to your decision-making process.
